Product update

August 2026 release: bulk property, business and phone search are live

By the Bulk Skip Trace team · Published

Bulk property, business and phone search are live at the same price per match, plus custom column downloads, saved templates and smarter mapping.

Until this month a bulk upload could only be one thing: a list of people. Names and addresses in, phones and emails back. If what you had was a column of parcel numbers off a county export, a list of LLCs, or nothing but phone numbers, you ran those one at a time or not at all.

As of August 18 you can upload property, business and phone lists in bulk, at the same price per match as a person search. The download and the column mapper were reworked in the same release. Here is what changed.

Three new bulk search types: property, business and phone

Step 0 of the upload wizard now asks what you are tracing before it asks for a file. Pick the type and the wizard prints the "Your file needs: ..." line for it, so you know whether the file on your desk will work before you spend a credit.

Search typeWhat your file needsWhat a match returns
PropertyParcel number (APN), or address + city + state (zip optional). A row with both is matched on the parcel number first21 columns: Parcel APN, Property Owner1, Property Owner2, Owner Occupied, Property Address, Purchase Price, Purchase Date, Assessed Value, Year Built, Square Feet, Beds, Baths, Lot Size, Municipality, School District, Tax Year, Tax Amount, Mortgage Amount, Mortgage Lender, Mortgage Date, Mortgage Rate
BusinessBusiness name and state. Street, city and zip are optional and narrow the match14 columns: Matched Business, Business Status, Entity Type, Filing Date, Jurisdiction, Business EIN, Officer1, Officer2 and Officer3 (each as "Name, Title"), Business Phone1, Business Phone2, Business Email, Business Address, SIC Code
PhoneOne phone number per row, any format: 5551234567, 555-123-4567 or (555) 123-45678 columns: Phone Owner1, Phone Owner2, Phone Owner3, Phone Carrier, Phone Type, Phone Owner Address, Phone Owner Age, Phone Last Seen

Person lists are unchanged: first name, last name, address, city, state and zip in, up to five phone numbers, email addresses, a mailing address and the identity columns back.

Blanks are normal on all four types. A business match can come back with officers and no email, a phone match with an owner and no age. Hit rates move with list quality, and rows that do not match cost nothing. Every type is also on the bulk skip tracing card on the homepage and still runs as a single search.

Pricing did not change

One ladder covers every search type, person included: $0.14 per successful match under 5,000 rows, $0.12 at 5,000 to 9,999, $0.10 at 10,000 to 99,999, and $0.08 at 100,000 and up, set by the row count of the job.

One credit per hit, charged on match only. Unmatched rows are refunded as credits automatically, so a miss is free. Credits never expire. No subscription, no minimum, no contract. New customers still get their first deposit doubled with a 100% credit match. The pricing page has the ladder.

The credit estimate you see before a job runs is the maximum. It assumes every row hits, and the refunds land after.

Customize your download

Finished jobs have a Customize download option in your bulk history. It opens a picker with the result columns in groups and a check-all box on each group.

Customize download modalCustomize download modal

Check what you want, drag columns into order, pick CSV or XLSX, and watch the live count of selected groups, which matters when the tool on the other end has a column limit. Save the arrangement as a template, name it, set one as your default, and delete the ones you stop using. You can also choose a template at job time, so the file is shaped the moment the job finishes.

Your uploaded columns are kept by default, grouped as "Your uploaded data", so lead IDs and list tags come back on the same row as the match. The custom downloads guide covers building a template per search type.

Smarter column mapping

The mapper reads your header row and suggests a mapping. Headers like Owner First, first_name and FIRSTNAME all point at the same field, so most files arrive mostly mapped and you confirm the rest. Confirm a layout once and the next upload with those headers comes in pre-filled, so a county export or a vendor list maps itself the second time.

Notification preferences

Long jobs do not need watching. Notification preferences turn the job-complete email on or off and take CC addresses, so the person running the dialer gets it too, not only the person who bought the credits.

A cleaner upload wizard

The wizard is a stepper you can move backward through, so a wrong mapping is one click back instead of a restart. Step 0 is the search-type chooser with its "Your file needs" line. Bulk history was redesigned around status chips, so you can see what is queued, running and done at a glance.
